Project Services

Superintendency, design management, procurement, and programming — the disciplined project delivery framework that turns approved designs into completed spaces.

Project manager reviewing construction progress on a commercial fitout site

Delivery You Can Rely On

Design excellence means nothing if the built outcome does not match what was approved. Ladvised's project services team exists to bridge the gap between design intent and construction reality — managing the detailed, often unglamorous work that determines whether a project finishes on time, within budget, and to the quality standard the client expects.

Our project managers, superintendents, and procurement specialists have delivered hundreds of commercial fitout and refurbishment projects across Australia. We understand the pressures of operating in occupied buildings, the complexities of coordinating multiple trades in constrained timeframes, and the importance of clear communication with stakeholders who may have limited construction experience.

Whether you need a dedicated superintendent for a single project or a full project management team to oversee a multi-site rollout program, our project services practice scales to match your requirements.

Project Services Capabilities

Structured project delivery from pre-construction through to defects liability and post-occupancy handover.

Superintendency

Our superintendents act as the client's representative on site, administering construction contracts and ensuring that works comply with approved drawings, specifications, and quality benchmarks. We manage contractor progress claims, assess variations, coordinate inspections, and enforce programme milestones. Our approach is firm but fair — protecting the client's interests while maintaining productive working relationships with contractors and subcontractors.

Design Management

For complex projects involving multiple design disciplines, our design managers coordinate the work of architects, interior designers, engineers, and specialist consultants to produce fully integrated documentation. We chair design coordination meetings, manage requests for information, track design deliverables against programme requirements, and ensure that design decisions align with budget and brief objectives throughout the documentation phase.

Procurement

Effective procurement balances cost, quality, and programme certainty. We develop procurement strategies tailored to each project's risk profile and market conditions, prepare tender documentation, manage evaluation panels, negotiate contracts, and advise on appropriate contract forms — from AS 4000 head contracts to design-and-construct and managing contractor arrangements. Our procurement processes are transparent, auditable, and aligned with Commonwealth and state government procurement guidelines where required.

Programming & Reporting

Every project we manage is underpinned by a detailed programme that sequences design, procurement, construction, and commissioning activities. We use industry-standard programming software to build logic-linked schedules, identify critical path activities, and model the impact of delays or scope changes. Clients receive regular progress reports with traffic-light status dashboards, financial tracking, risk registers, and programme updates.

Managing Risk on Commercial Projects

Commercial fitout and refurbishment projects carry inherent risks: latent site conditions, contractor insolvency, supply chain disruptions, regulatory changes, and the ever-present challenge of managing works within occupied buildings. Our project services team mitigates these risks through proactive planning, robust contractual frameworks, and experienced site management.

We maintain a comprehensive risk register for every project, reviewed and updated at each progress meeting. Risks are assessed for likelihood and consequence, with mitigation strategies documented and assigned to responsible parties. This disciplined approach means that when issues arise — as they inevitably do — the team has a plan in place rather than scrambling for solutions.

Our experience managing projects in sensitive environments is particularly relevant for government and defence clients. We understand the access control, security clearance, and operational continuity requirements that apply to works in secure facilities, and we build these constraints into our programmes and logistics plans from day one.

Integrated Delivery Advantage

Ladvised's integrated practice model means that project services work hand-in-hand with our design and advisory teams. When our project managers oversee the construction of a fitout designed by our interior design or architecture teams, the result is a seamless flow of information from brief to handover. Design intent is preserved, contractor queries are resolved faster, and the client receives a single point of accountability.

For clients who engage us for project services alone — managing the delivery of designs produced by external architects — we bring the same rigour and discipline. Our team has extensive experience administering contracts and coordinating construction for projects designed by third-party consultants, and we maintain clear professional boundaries between design review and contract administration roles.

We also work closely with our workplace advisory team on change management and transition planning, and with our security consulting practice when projects involve secure or classified environments.
